Milenial Belum Tergiur KPR Tanpa DP Febry (28 tahun) sempat berencana memiliki rumah sendiri di tahun ini. Keinginannya memiliki rumah lantaran ada tawaran menarik dari salah satu pengembang. Meski masih lajang dan belum memiliki kebutuhan terhadap rumah, ia meyakini rumah menjadi salah satu investasi yang aman. Selain itu, rumah juga nantinya akan dibutuhkan saat ia memutuskan memiliki keluarga sendiri. Namun, ia akhirnya menunda keputusannya untuk membeli rumah. Hal ini dilakukan menghitung biaya bunga yang harus dibayarkannya jika mengambil KPR di bank. "Akhirnya tidak jadi ambilKPR . Setelah dipikir-pikir, cicil rumah itungeri , sampai 15 tahun. Mending kumpulin uang lebih banyak dulu," ujar Febry kepadaCNNIndonesia.com , Jumat (6/7)
Keputusannya tersebut tak lepas dari belum adanya kebutuhan yang mendesak untuk memiliki rumah. Ia pun mengaku tak tergiur dengan kebijakan Bank Indonesia (BI) yang membabaskan uang muka(down payment/DP ) bagi KPR pertama. Menurut dia, bebas dari uang muka justru membuat cicilan KPR nantinya makin berat dan biaya bunga yang harus dibayarkan lebih besar. "Jadi mending tabung saja dananya setelah terkumpul baru beli rumah atau pakai tawaran cicilan pengembang yang tenornya lebih pendek," katanya.
Lain Febry, lain pula Lidia. Meski sudah memiliki pekerjaan yang mapan di salah satu perusahaan swasta di Jakarta, perempuan berusia 30 tahun ini masih enggan membeli rumah. Alasannya, harga rumah di Jakarta terlampau tinggi dan uang muka cukup besar yang harus dikeluarkan untuk membeli rumah. "Memang belum terpikir beli rumah. DP-nya lumayan besar, mending buat jalan-jalan," kata Lidia. Berbeda dengan Febry, Lidia mengaku cukup tertarik membeli rumah jika dapat mengambil KPR tanpa uang muka. Namun, besaran cicilan, lokasi rumah, dan jangka waktu pinjaman juga menjadi pertimbangan Lidia. "Kalau ada tawaran rumah dengan kualitas dan lokasi yang oke, tanpa uang muka mungkin tertarik beli. Terlepas dari itu, memang belum kepikiran untuk beli rumah," terang dia.
Kepala Ekonom Samuel Sekuritas Lana Soelistianingsih memperkirakan kebijakan BI membebaskan uang muka bagi KPR pertama tak akan serta merta membuat orang beli rumah. "Saya agak pesimis untuk kenaikan pembelian rumah pertama. Rumah pertama ini kan seharusnya generasi milenial, tapi mereka kebanyakan tak mau jauh dari kota. Sedangkan harga rumah terlampau tinggi, sehingga pasti berpikir apakah sewa atau beli," ungkap dia. Untuk itu, menurut dia, selain uang muka tanpa DP, menurut dia, pemerintah juga perlu menambah suplai rumah murah di tengah kota. Salah satunya, dilakukan dengan membangun lebih banyak rumah susun murah.
